Estate Sales & Transistion Services
Estate Sales & Transition Services
When a home holds decades of memories, figuring out what comes next can feel overwhelming.
Southern Magnolia Estate Sales & Transition Services helps families move from “Where do we even start?” to a clear, organized plan.
Whether you are managing the estate of a loved one, handling an inherited home from out of town, preparing for a move, or simply downsizing, we provide compassionate, professional support from the first walkthrough through the final stages of the property transition.
You don't have to figure it all out alone.

Founded by Kayla, Southern Magnolia brings together a background in hospice care and property management—two experiences that shaped a unique approach to serving both people and properties. After seeing families navigate loss, major life transitions, and the responsibility of a home full of belongings, Kayla recognized a need for something more personal, compassionate, and complete.
Today, Southern Magnolia provides estate sales, inherited-home and transition support, professional Home Watch, property oversight, and vendor coordination—with organization, communication, and genuine care at the center of every service.
What makes Southern Magnolia different is simple: this isn't just about taking care of a house or running a sale. It's about taking care of the people attached to it, too.
Professional Care. Southern Charm. Complete Peace of Mind.
An estate sale may be one part of the process—but often, it isn't the only thing a family needs.
Southern Magnolia was created to bridge the gap between the belongings inside the home and the property itself.
We can help organize and conduct the estate sale while also assisting with the many details surrounding the home before, during, and after the sale.

The Southern Magnolia Difference
Southern Magnolia was born from two very different professional backgrounds that ultimately came together for one purpose: helping people when life becomes complicated.
Founder Kayla's experience in hospice gave her a firsthand look at how overwhelming life can become for families during and after the loss of someone they love.
There may be grief, difficult decisions, family responsibilities—and suddenly an entire home filled with belongings that someone has to sort through.
Later, property management brought another perspective: protecting homes, coordinating repairs and vendors, managing details, documenting concerns, communicating clearly, and making sure important things don't fall through the cracks.
Southern Magnolia brings those two worlds together.
We're not simply focused on selling what's inside the house.
We're looking at the whole picture—the family, the belongings, the property, and what needs to happen next.
Who We Help
Southern Magnolia Estate Sales & Transition Services may be a good fit if you are:
Managing a Loved One's Estate

We'll help turn an overwhelming situation into manageable steps.
Handling an Inherited Home
Inherited a property but aren't sure what to do with everything inside?
We can help assess the contents, organize the estate sale process, oversee the property, and coordinate additional services when needed.
Living Out of Town
Managing an estate from another city or state adds another layer of difficulty.
Southern Magnolia can provide a trusted local presence to help keep the property and transition moving forward.
Downsizing or Relocating
Not every estate sale follows a loss.

Helping a Client or Family Member
We also welcome referrals from real estate professionals, attorneys, financial professionals, senior-care professionals, property managers, and others assisting families through a transition.
How the Estate Sale Process Works
1. Start With a Conversation
You don't need to have everything organized before contacting us.
In fact, please don't start throwing things away just yet.
We'll talk about the property, your timeline, your goals, and what you're facing.
2. Property Walkthrough
We'll walk through the home together and evaluate the overall scope of the project.
We'll discuss:
-
The amount and type of contents
-
Items the family is keeping
-
Potential sale merchandise
-
The condition and layout of the property
-
Your timeline
-
Access and security
-
Additional property needs
-
What should happen after the sale
From there, we'll recommend the best approach.
3. Sorting & Organization
Once the family has identified the belongings they wish to keep, we begin transforming the remaining contents into an organized estate sale.
Depending on the project, this may include:
-
Sorting household contents
-
Grouping similar items
-
Identifying potentially valuable pieces
-
Researching select items
-
Creating organized sale areas
-
Removing obvious non-sale material
-
Preparing merchandise for pricing and display
-
A house that initially feels chaotic begins to feel manageable.
Estate sales are not garage sales.
Presentation matters.
We carefully organize, price, and stage merchandise so buyers can comfortably shop the home and items are presented in a way that supports their best reasonable sale value.
This may include:
-
Merchandise pricing
-
Market research when appropriate
-
Furniture placement
-
Table displays
-
Room organization
-
Signage
-
Clearly marked sale areas
-
Checkout preparation
4. Pricing & Staging
A beautiful setup doesn't matter if buyers don't know the sale exists.
Southern Magnolia promotes estate sales using a combination of online marketing and local outreach appropriate for the property and merchandise.
Our goal is to generate interest, bring qualified shoppers through the door, and give the estate's contents the strongest opportunity to sell.
5. Marketing the Sale
6. Estate Sale Days
Southern Magnolia manages the sale so the family doesn't have to.
We handle the flow of the sale, customer questions, pricing, purchases, checkout, and general sale-day organization.
Our goal is to create an environment that is:
Professional. Organized. Respectful. Welcoming.
Because even though the home has become a place of business for a few days, we never forget that it was someone's home first.
The estate sale may be finished, but the property transition often isn't.
We'll discuss the remaining items and help determine the appropriate next steps based on your family's wishes.

What Does an Estate Sale Cost?
Every estate is different.
The size of the home, quantity and type of merchandise, preparation required, condition of the property, timeline, staffing needs, and overall scope all play a role.
Estate sale services are generally structured around a commission and may include a minimum service requirement depending on the project.
We'll explain the recommended service structure and costs clearly after evaluating the estate.
No confusing surprises. No wondering what happens next.
Frequently Asked Questions
Should I clean out the house before calling you?
No—and this is important.
Before throwing things away, donating large amounts of property, or beginning a major cleanout, contact us.
Items that appear insignificant may still have resale value, and once they're gone, we can't bring them back.
Family members should remove items they intend to keep, but you do not need to make the house “estate-sale ready” before calling.
That's what we're here to help with.
How long does it take to prepare an estate sale?
It depends on the size and condition of the estate, amount of merchandise, research required, and the family's timeline.
After the initial walkthrough, we'll provide a better idea of what preparation will be required.
How do you determine what items are worth?
Pricing may involve a combination of experience, current resale markets, comparable sales, item condition, demand, age, quality, and additional research when appropriate.
The goal isn't simply to put the highest possible price on everything.
It's to find a realistic estate-sale value that gives the items an opportunity to sell while protecting the estate's interests.
Can family members keep certain belongings?
Absolutely.
The family's belongings come first.
Before sale preparation begins, we'll work with you to identify items that should not be included in the sale.
What happens if something doesn't sell?
Remaining items are handled according to the family's wishes and the agreed-upon transition plan.
Depending on the property, options may include donation, additional selling opportunities, family pickup, or third-party hauling and cleanout coordination.
Do you provide cleaning, hauling, or repairs?
Southern Magnolia can help coordinate these needs.
Cleaning, hauling, repairs, and other specialty work may be performed by independent third-party vendors or arranged as additional services.
This allows Southern Magnolia to remain your central point of contact without pretending to be every contractor under one roof.
What if I don't live nearby?
That's one of the situations where Southern Magnolia can be especially helpful.
We can provide a trusted local presence, communicate with you throughout the project, coordinate access when appropriate, document property concerns, and help keep the transition moving even when you cannot be there.
Can you help after the estate sale is finished?
Yes.
This is one of the biggest differences between Southern Magnolia and a traditional estate-sale-only company.
If the home still requires vendor coordination, property oversight, cleaning, donation pickups, repairs, hauling, or preparation before listing or transferring the property, we can discuss continuing to assist with the transition.
